  • Property Acquisition:  We locate investment properties at 35-50% discounts below ARV (after repair value). We are full service Realtors in the Dallas / Fort Worth area.
     

  • Design & Budgeting: Provide comprehensive budget estimates for materials and labor for our clients including profit forecasts, weekly progress spreadsheets and total project management.
     

  • Construction Management:  turnkey construction services to renovate properties for retail sale. Includes materials procurement and labor management, with quality control over finish-outs. All materials and labor are provided to you at NET COST !!! We furnish you with all receipts.
     

  • Project Reporting: constant tracking of all expenditures including materials, labor, sub-contractors, miscellaneous. services, utilities etc. provided on a comprehensive Excel spreadsheet to the investor, updated weekly.
     

  • Property Marketing & Sales: NO LISTING FEE!! We can provide comprehensive Realtor listing services including web-based marketing, open houses, professional signage and flyers, a “push-marketing” campaign with email distributions to 100’s of buyers. We GET IT SOLD!!

FAQ's

Q  -  How are we compensated?

A  -  On the acquisition of the property, the seller pays us a commission (you pay us nothing).  We charge a fixed fee for the management of the construction project.  Labor,  materials, subcontractors and all other expenses are at cost – no mark up.   We do not charge any fee for listing the property and posting it on the MLS.  Upon the sale of the property we receive a share of the net profit.  We are incented to maximize the profitability of the project.  All materials and labor are provided to you at NET COST !!! We furnish you with all receipts.

Our Experience:

We are also licensed Realtors specializing in working with investors seeking quality investment properties, as well as marketing and selling them after renovations are completed.
